@Rob Hayes - Cash is attractive in the seller's mind because it sounds fast and easy, because, well, it is. Financing takes time and could fall through because there are strings attached, like appraisals, conditions, qualifications and more. If he's willing to wait, money is money, as long as you close.

What's the condition of the place? Do you need to do any rehab?

What's your strategy? Are you looking to buy and hold? Fix and Flip? BRRRR?

I'd suggest finding a mentor or experienced partner to do the deal with. Some of something is more than all of nothing and the education / experience is priceless. You don't have to get rich on the first deal, just do some deals.
