Hi,

Does anyone use a cleaning service / on-call handyman service in the Miami area? 

Regarding the cleaning service; does that also include changing bed sheets, laundry for towels/linens to get ready for next guests, etc?

Looking in the Miami area, but just curious to what other people do for their own STR properties.

Has anyone ever done "owner/seller financing" either as the buyer or seller?  What was the length of your term (5 years) with a balloon payment at the end?

I might have to take this route to purchase a condo, and while thinking about this further if there is no bank involved all the "interest" is essentially going to the owner of the unit as additional income.  So would it be right when negotiating the sale price of the condo to actually think of the selling price as "listed sale price + interest"?

My thinking is if the listed price is $300K the owner would make at least and additional $30K+ from interest; depending on the agreement, so the total selling price would be at least $330K+.

I think forums are a great way to get some information from people who have gone down this road before.  I'll of course be talking to a real estate attorney but it's good to hear different opinions just to see what type of options are out there and have some knowledge in this before speaking to a lawyer.

I have an LLC for my side business and I know the benefits of having one like protecting / keeping my personal assets separated, being able to write-off any expenses, etc.; however, I'm wondering if it would be better to create the LLC in the same state I'm purchasing the condo or my home state?

I currently put in an offer on a condo but if the sale doesn't go through then I can't use that address on my LLC application; so I guess I have to wait for the sale to go through and then transfer the title to the LLC...unless I setup a PO Box in that state and use that for the LLC address on the application for now?

@Julie McCoy You're probably right, but I'm a techie guy so I like learning and using anything platform related! :)

Do services like iGMS have algorithms that adjust pricing to maximize profits depending on high/low season or days that are coming up and still not booked, or would that be another type of service?

@Luke Carl Yes, I looked into that and I'm allowed short term rentals in my area.  There are also other people that I spoke to that are currently doing it within the condominium.

Ok, great...I'll take a look at iGMS (AirGMS).  I see they have a "Cleaning & Team Management" feature, so this will be helpful with scheduling cleaners.

So with the cleaner feature, I would need to look for cleaners in that area and then give them access to my account; right?

Regarding handyman requests, I just need to find someone in that area that would be able to go there anytime I need something done?

I'm just getting started in this STR world and I took a look at Guesty; which I really like but you need to own 4 properties to use their service and I currently have 1 property.

What are some good alternatives to Guesty that have an updated platform?

Also, I'm looking for a platform that would allow me to manage a "cleaning" and "task" management requests since the property I own is in another state?
