Good Morning all,

As I re-start in the world of REI, I am looking to build a reliable network of people and professionals. over the past few years, I have been working to build this business while holding a job. Once I replace the JOB income then move to Full time investing. There have been a couple of decent deals over the past 7 years or so, but no real consistency. A few of the big obstacles that I a have run into

so far:

1) finding properties at a reasonable price

2) finding a property (PFC) before it has been put under contract by someone else

3) Finding reliable people to do repairs

4) Finding reliable / affordable sources of  sources of private and institutional funding

Do any of the seasoned investors have suggestions for this?

Single-family residence buy & hold investment in Avondale.

Purchase price: $195,000
Cash invested: $60,000

This is an SFR that we purchased immediately after the sale of W. Monroe St. The intention is is to increase monthly cash flow by at least 20% with the purchase of this unit. This purchase created a monthly cash flow increase of 31%, leading to its loan payoff in the next 12-18 months. ( by 12/20). It will then be turned into either a full time rental or short term rental, due to its location. This home is ideal for either because of its proximity to educational facilities and sporting events.

What made you interested in investing in this type of deal?

Chose real estate professionals carefully

Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

The realtor used on this home was not very skilled and I would not recommend this person to anyone. This prompted me to get educated in Real Estate and Investments. We currently search out our own deals either through an educated/experienced investor or direct to the seller.

Investment Info:

Single-family residence buy & hold investment in Avondale.

Purchase price: $142,000
Cash invested: $85,400
Sale price: $236,000

This purchase was made as a bank owned property. We lived in it for a few years, made some small repairs and maintenance. We then sold this home in late 2016 for an amazing ROI of 57%.

What made you interested in investing in this type of deal?

It was interesting because of the potential return that I knew would eventually happen when the market cycled up again. Property research showed that the original owner was in 2 loans for a total of approximately 340K. I knew that even if the market did not make a full return to what it was prior to the crash, it would still net a huge return later

How did you find this deal and how did you negotiate it?

This was a bank financed unit with my own credit and a total of $85,400 out of pocket over 6 years. I found this deal through a realtor at the low point of the market. The original price was $146,900 and I was able to negotiate down to $142k after a tour of the home. At that time, it was clearly a buyers market.

How did you finance this deal?

Regular bank financing/ First time home buyer incentives

How did you add value to the deal?

upgraded the interior, repaired the pool and repainted

Lessons learned? Challenges?

I would have leveraged 3-5 properties at that time.

Good Evening All,

I am considering buying a rental property. At this point, I know that a bank looks for a low Debt to income ratio and cash reserves on hand for about 1 year.

Which of the following scenarios would the banks like the most

1) Coming in with a 30-32% DTI and adding an investment property loan for and additional 10% making it a 42% DTI

or

2) Having a recent loan ( within 2 months) and Keeping the DTI at 32% ?
