Hey guys,

lol. Sorry, It's been a while since i saw the movies.

A goal of mine is to publish a magazine targeting real estate investors in my area. I need to ask the investors here what you would like to see in a magazine targeting you.

What specific data would you be looking for to decide to buy or ignore in a market outside of your own?

Populations growth?

Increase in public works projects and timelines?

Larger businesses (multiple hospitals in a small area, for example)

Highlights of the City Commission and P&Z meetings when big firms and projects were coming.

If you could give me something, that would help me understand what data to target for potential articles.

Thank you for your time

I would suggest considering Aceable as a brokerage option. When selecting a brokerage, it's essential to think about who you want to work with. I recommend searching for local brokers on Google and scheduling interviews to make the best decision. This way, you can find a brokerage that aligns with your values.

I may not have as much expertise as the other individuals in this discussion, but I believe it could be advantageous to have your broker remain as a partner. In the event of any issues with your license, your partner could step in and ensure that your business doesn't have to shut down. Additionally, having a lead source, and mentor could be beneficial. If the other company were to fail, you could potentially acquire their employees and equipment.

It's essential to thoroughly review the exit clauses in your contract with your broker to avoid being locked into a relationship. Moreover, I would view this as my first company and, if necessary, terminate the contract later and begin a new business venture using the knowledge I have acquired.

Quote from @Chris Evans:

I utilize my multi-state license to broker commercial real estate (CRE) in multiple states. This aspect of the industry tends to have fewer regional restrictions because a buyer might express a need for a data center in the Southeast, for example. In such cases, they are less likely to be concerned with the property being exclusively in Georgia and more likely to focus on specific criteria related to the property, ease of travel, and hiring opportunities.

That's awesome! Thank you for that information.

That's a great strategy!

Quote from @Vanessa Mondesir:

Hi Dennis,
I am licensed in NJ & GA. I’m from NJ, but live in GA. My sphere, in NJ, provide me with referral based business; mainly listings. When I get a listing, I fly to NJ to prepare the property for the market, have the Open House, then go home (back to GA). I can handle any other ‘listing-related issues’ from GA. For NJ buyers, I pay other agents to do my showings -or- refer the clients to other real estate agents for a fee.
I think keeping both licenses active is worth it if you know you’ll be doing business in both states where you get a return on the costs you pay to keep both licenses active.

Hope this helps!

Awesome! Thank you for your post.
Your system makes perfect sense, and dies give me some ideas.

Hey guys,

I've had a NY & TX real estate license for a few years. I live in TX, but I'd like to use my NY license as well; I'm just not entirely sure how to without flying back and forth every month.

If you're an agent with licenses in multiple locations, how do you use them both?

Thanks, guys.
