Excellent value add guys.  I think this is a good start.   Thanks for being open to share a few items you feel are good value add opportunities.  If you think of anything else, feel free to add on.  The goal is to get the list big enough that it helps anyone that is looking to buy deals and may not have thought of the items listed.

Hello BP members!! Just wanted to start this forum for new and seasoned multi-family investors. Base on your experience, what value adds do you look for when evaluating a multi-family property?

For example (try  not to repeat the items listed below):

- Laundry room or add washer/dryer in each unit

- New roof

- Individually meter each unit electric/water

- Add small park

- Update curb appeal to include paint.

- Add small workout gym to leasing office

- Update pool area with pavers and outdoor furniture

Who do you use in GA to find small apartment multi-family deals at this time?  Are you a wholesaler that deals with 10 to 80 unit apartment builds?  I'm looking for B/C properties in GA, 60% to 80% occupied, 1970 - 2010 built, townhome pkg are ok.

@Conor Freeman Very impressive move.  I would like to send you the project for your thoughts  and how bankable you think it is.  We are direct to the borrower. And when I say we, I mean myself and 1 other broker who will be in charge of selling the real estate inside the community as well. Ill send the NDA shortly.

@Marty Johnston Thanks for the additional detail. As I move forward in the development space, I do feel like its more of a close relationship business.  I'm doing my best to be more active here to build those relationships.

@Ray Johnson Yes I do have the answers to these questions. I can give more info with a NDA signed. However, I was more inquiring about how you would go about attracting real players at this level? 

@Conor Freeman -- He has developed a community in the same state through the down turn and came off positive. I also can answer the financial strength, and skin in the game with a signed NDA.  However, I was more inquiring about how you would go about attracting real players at this level?

Jessica,  Is the tenant lease up the same month that you are closing? Or are they on a month-to-month lease?

We are currently looking for $60M to fund a major Zero Net Energy residential Development project in Florida, between Tampa and Orlando. The investor will have a VERY favorable equity position and payout at project completion. I'm having trouble identifying great ways to find a company that can lend this amount.  The last answer I received was the amount is to low!!?!? What are you currently doing to attract REAL plays at this level? Also what questions would you ask the potential candidate?
