Have you thought of the consolidation of the assets in a fund to be able to revaluate it regularly and get more money for new flips ? Jot me a line if interested - I will tell you how to do it 4 free. I am traveling so pls do not expect an immediate response though.

In New York City, where the areas are so segmented, it is even more true BTW ....

We have discussed at our latest meeting how interior design makes a difference. This being said, the design must be driven by the segmentation of the end user of the real estate. So frequently we have seen the tastes of the flippers translated into their projects, while they should have learned those of their clients....

 Tzvi, quite low ceilings for a residential, ground floor, not the most attractive option this way.

A short answer is yes, you should. This being said, her work is beneficial to both of you, so it should become the cost of the project. We take some $5 per a square foot for the full design with plans etc, so in essence if the house is some 3000 sqf you should end up in $15 K of fees for the design. Your part is 7,5K therefore.
