Hi Jon,

I agree with you!

I see you are from Rocklin, CA...small world!  I lived in Rocklin, by Whitney Oaks. I'm a real estate agent in CA, also.  If you are ever looking for some great deals, let me know.

Denise

Actually, the system gave me $1584.00 per month ($1584 divided by 30 days=$52.80 per night). We get $5700 -$5890.00 per month PLUS approx. $875. for separate cleaning fees. (We believe in paying our housekeeper a living wage of $28 per hour...she is worth it).  :)

You are very welcome.  I just did not want anyone getting discouraged.

I just filled out the Airbnb section here, on BP, to see how much the BP system would calculate our already existing Airbnb property (just for fun to see how accurate the system is).  According to BP calculations, our daily rental price should be set at $54.00 per night.  We not only receive $190.00 a night, we also charge $125.00 cleaning fee.  Last year we were booked solid.  I won't be using the BP feature in the future.  May have worked for others, but it was not even close for us.  Just thought I would bring that to anyone's attention that was using the system.

We are looking for hard money to start our next project.  We have not gone this route before.  Looking for advice, and options.  Looking in Arkansas (central), and possibly CA, OK, and ME.

Thanks,
