Can you explain why it's so important to get a written lease on a long term tenant who has given you no trouble for all those years? What is the danger of not having a lease?

Can you expound on the regulations re: approaching foreclosures, Bill?

I met an investor who will pay me to research foreclosures for him. He calls

them on the phone. I would like to let him know what he should not say on

his calls.

I read the link info @Brian Gibbons but could not find myself anywhere in there as someone who sits down with a seller and signs a contract to eventually be able to sell their property to an end buyer.

Were you saying that what we do is mentioned in there as being legal? Or that it is illegal?

If so, could you point me to the exact page and paragraph?

@Brian Gibbons - I'm wondering who then could ever legally wholesale because wholesalers never intend to buy the property. How could we ever truthfully say we intend to buy the property if we were all along looking for an end buyer?

If anyone wants to point me to where to learn about note buying and selling...I'd  love to understand this. Where do you find notes to buy. How do you know how much to pay for them. And who do you sell them to? How much can you make on a note on average?

Does the scammer break in and change the lock to be able to give the people a key? Wondering if there is a way to avoid this? Pay someone to house sit until paperwork is complete? Wouldn't that be a disappointment to the scammer?
