We do have a property we bought a couple of years ago that has a garage rented out...but no house.  Considering building a small home on this one to sell by the fall.

My husband and I are using real estate to enhance our portfolio.  We have looked at lots of for sales, made many offers...but have yet to buy our first flip that 1) looks profitable  2) looks doable  3) hasn't already had a contract accepted!  In this process we have found a solid banker to work with...who is also a RE investor and has been invaluable help to us; a great RE Attorney, who is also an active investor.   Our progress has been slow...but steady.  Looking for other new investors in our area for meet ups or sharing of local info.

We have a family member wanting to divest of a 2/2 condo that they are no longer living in.  It has been rented for the past couple of years to another family member who is moving out of town.  The owners know we have just begun in real estate investing and want to know if we are interested.

The property is available at a cost about $35K less than what that same unit in that same condo community has been selling. Will need paint, etc. I'd like to make some updates (we are contractors) and try to sell or this property would be good as an executive rental. Great West County location; built in 1984. This is a pretty hot market right now and things are selling quickly. The monthly HOA fees give me pause but there are some owner financing options that we may be able to work out.

Does anyone consider 'condo flipping' a solid strategy?

Is anyone familiar with 'listingbook.com'?  The agent we are working with sends us properties that meet our criteria every morning through this site.  Seems to have tons of info on the area in which the property is for sale....including demographics, rental rates, etc.  Anyone have any experience in how accurate listingbook's info is?  Thanks!

Does one need to have a real estate license to access that info readily.  Obviously, I use the real estate apps...but they tend to not list a price that a property sold for.
