Hi Jerryll, I'm not only looking at those leads, but I wanted to add those leads to leads from sources which are more readily accessible (like foreclosures). Any suggestions on PreNODs?

Does anyone have a recommended source for Pre NOD lists/leads? I'm investing in San Antonio and wanting to find owners who are 60 or 90 days late on mortgage payments.

@Paul Timmons, thank you for all the great resources--those books sound like they'll be very helpful! The RE Rewind book sounds especially generous from experts sharing their key tips/regrets.

@Thomas Franklin, I appreciate so many excellent suggestions. It's always useful to see how others run their numbers as I'm just getting started and affirmation that my formulas line up closely with others with lots of experience.

Thank you for the encouragement, @Tim Macy and @Mike Garland. I hope to get to some REIAs very soon as it seems like there are several on meetup.com in SA.

I've recently started placing offers and actively looking for properties to flip or wholesale. I am a relative newbie to real estate (aside from the several homes I've owned), but am partnering with my father, who lives in Austin and has more investment experience. 

I taught middle schoolers for several years, but have recently been staying home while my kids were little. The BP community has already provided much in the way of advice, and I look forward to learning from and working with other investors, contractors, agents, etc.
