What does your contract say about emergencies?

The contract is really short and doesn't address emergencies at all.

Thanks for the replies and Happy New Years! We had a call this morning with the management company and they told us that the guest told them the water quit working on the 24th. They also said the guest called them on the 25th and the heat wasn't working. The unit is old and probably couldn't keep up. The PM said they called an HVAC company on the 26th and they couldn't come until the 29th. The PM claimed the roads were bad until then but I contacted a neighbor who said the roads were only bad for a day. When we asked questions about the timeline this morning the PM said this wasn't their fault. We said they should have notified us when the heat was out and no one was there and we would have turned off the water and put out space heaters. They said they didn't have time to call everyone with an issue. My husband said they could have spent a few seconds and texted us. We have a 4WD and even if the roads were bad could have gone. We have asked for the invoice from the HVAC company but haven't received it. The duct work isn't even connected under the cabin which is another issue. We had given them notice that we would self manage after January 3rd which was the last check out on the books. They accepted zero responsibility. 

Hello. We have a cabin in Gatlinburg managed by a small company. December 24 the guest notified them that there was no water. The pipes were frozen.  December 25 the guest notified them the heat wasn't working and the guest checked out. So the cabin was without heat. The management company did not turn off the water or go to the cabin. December 29 the cleaner went and the HVAC company. The cleaner discovered water was throughout the cabin. We were notified at 3:15 pm on December 30. We went and the floors throughout are warped and the entire place is damp. Now we can't find a restoration company available over the holiday weekend.  We live nearby and would have immediately turned off the water and contacted a repair on the HVAC. My question is, do you think the management company was negligent for not checking on the property or notifying us of the situation?
