I would appreciate if some of you could recommend a good Real Estate attorney in Bay Area. I have a few promissory notes and would like to consult with professional regarding exit strategies.

I think that you nailed it, @Chibuzor Nnaji, thanks a lot for explaining! It is passive investment I am seeking for. Now the only question I have left is whether there are known and battle-proven ways to find such reputable companies or individuals that are looking to attract funds from passive investors like myself...

That is way too big per my understanding. I am not looking to diversify in hundreds of different properties. I am looking to invest with other investors into one huge property. Like 300-400 units apartment homes or similar.

REITs are too much connected with stock and I have this thing with stock - I don't trust it. It is enough that whole 401k of mine is in there, I don't want to tie up my investment fund in asset that is connected to stock :)

I figured after trying to evaluate multiple RE things that none of those is really to my taste. What I would like to understand now is whether there is a way to participate in an opportunity where some reputable company syndicating a multi million deal on a big property with 3-5 years plan for it and just buy some shares from that project so that after it is liquidated - I can get my 12%-20% ROI. If there will be some dividends along the way - even better. What should I look for? I mean - what is the name for such activities and where those companies are usually hanging out?

I am not looking for online things, I am looking for actual "brick and mortar" company that does RE investments and attract accredited investors to raise additional funds.

I decided to take a safer route and become passive investor with private RE investment firm. They already have a portfolio of properties, their enter threshold is $75k. I would like to know what questions do I need to ask during the evaluation interview, face to face with one of the partners?

I have some questions in mind, but would like to know community's opinion on this subject.

Hi people,

I am in CA, but I have a friend in Sarasota, FL who suggested to try out building a duplex (or two) in Sarasota area and hold it for rent. There seems to be a decent GC available who estimates < $100 / sq.ft. Even if that is too optimistic and real price will end up being $130 - $150, I wonder what community would think about such an idea.

I am thinking of getting construction-to-perm loan (so I could leverage my cash) to fund this project. Also, if appreciation will go through the roof with all the baby boomers retiring and looking for properties like this - I am thinking about selling it in 3-4 years or so for quicker turn around.

I would appreciate your opinions as to what do you think will happen to Sarasota market in next 5 years.

I would definitely like to try something within a group of two or more people (but not crowdfunding) as there is nothing like real life experience. I guess I will have to look into theory more first to understand what suits me better.

I am not sure I can deal locally as my loan capital is in 5 - low 6 digits which is peanuts for Silicon Valley where I live. So I was hoping to try it out in different markets (for example I know Sarasota, FL market relatively well so maybe someone would be interested in that).

I don't know if I want residential or commercial - any pointers to posts that would give some material on that are greatly appreciated!
