My wife is getting about $550k from the sale of a family farm. Would prefer to not pay capital gains and do a 1031. Looking for either a vacation rental or adding another long term rental property. We live in Elkins, WV and would prefer to be within an hour or so of it. Thoughts?

Currently have a 6 unit in Belle Vernon, PA. Have owned it for 6 years and remodeled 5 of the units, new roof, full occupancy, in nice area - but just getting tired of being a landlord as my kids get older and require more attention. Gross rent is almost $3k. If I decide to sell, when is the best time of year and is there a reverse formula to know sale price??

Going on Monday to view a duplex. Rent is $700 per side/mo. Utilities are said to be 400/mo paid by landlord, taxes 1300, insurance 500. both sides 3 bdrms and one bath. Owner is retiring. Price listed is 40,000. Would welcome thoughts
