It is actually a 2/1 the assessor office has 10 rooms and 2 bathrooms, 0 bedrooms. However, It's about 2000 sqft, so based on my experience that's usually 2/1 size.

Thanks @Adam Apalategui I've watched a few analyzing vids from BP on YouTube. I didn't know Brandon did a webinar. I'm watching one from Matt Faircloth, he teaches it in about 20 minutes and I heard the pros can do this in a matter of 4 minutes or so. I did cut and paste from Zillow... Guilty.

I agree @Yannes Chiang, a few months ago, I got quicken to manage personal finances. I should've done that in '06, My biggest regret during the '08 crisis is not having $50k to buy the home behind my parents house, it sold for in November $130k later that year. In Feb for $285k 2019, right now its at $290k (Zestimate). SMH...

To make sure I'm ready, I'm running through hypothetical scenarios everyday through analysis and trying to recognize a "Deal". A long time friend of mine told me a few years ago we needed to partner and get in REI. He is buying a home and has recommended a RE agent a few days ago, without me telling him I'm studying and prepping. He has bigger pockets than I do at this point in time. There will be opportunities, I'm not rushing but not going to wait another 36 months to 11 years before taking action either.

Do you know any books to read about economy affecting real estate? I've watched some videos by Ray Dalio and had a few economics classes, read a few forums here on BP also.

Any other advice would be greatly valued, thank you.

Aah okay, I was not sure what numbers were conservative, which is what I was aiming for. I bought my primary residence (different market) and I had a rate of 4.2% last march, so I didn't bother checking the current market rate. That was a mistake. I also thought the $70k increase was conservative considering what the other properties in the neighborhood are going for, I also didn't break it down and analyze the other properties further, that was a mistake. Which auction site did you find that information at if you don't mind me asking?

@Yannes Chiang That's a great idea. I was wondering how to learn the rehab costs without buying a property that needs rehabbed. I also have the "Estimating Rehab Costs" in my Amazon cart.

I found that out too by asking around, it's also in a historical site, which would require a permit and it's a whole thing.

My 90 day goal is to be able to analyze a deal in my market in under an hour, this one took me 4 hours. I looked up demographics, inflation rates and PV increasing rates of the market.

Thanks @Yannes Chiang I would do that but I don't have that kind of capital yet, and my network is still very small I cannot see or know which of my resources could put up that type of capital. Plus, before I partner with someone and use their money. I would want to go through a few deals with my own money first. I'm a hands on-learner. The other thing to do is volunteer to help out a REI, in exchange for experience. I spoke with my parents yesterday its $46k they still owe. So, I'll help them down the road after I have more experience and right now their property is outside the scope of my criteria.

I read the UBG and I'm nowhere near making my first deal.

Of course, I greatly value your advice and the time you took to write it.
