Having a tenant in place with a signed lease, when you buy an investment property is ideal, because it gives you immediate cash flow. Just be cautious about how many months are left on the lease, because the market rent for the property could have changed since the lease was signed.

As a real estate broker, I pay about $100 per month for a premium search subscription on LoopNet for my clients and for myself. Most of my clients are real estate investors, so it makes since in my situation, but most real estate brokers, who do not sell investment properties or commercial properties, do not pay for access to this site. I would recommend to all BP members to find a broker who specializes in investment properties and has LoopNet access
