You can also use a site like rentometer which pulls local rents from the area for houses that are already leased, you can then click on these individual properties and see what they are renting for. I usually put the addresses into a site like zillow which allows me to see photos and compare the different finishes. If it has nicer finishes than mine I can comp mines down if the finishes are less than mines I can comp my unit up. Certain things like number of bedrooms square footage and amount of bathrooms whether or not theres a garage or on street off street parking also helps as well. Hope all this helps!

@Chase Vance thank you for the reply and the lovely insight! My goal is to get into small multi family and single family investing with C class properties in B Class Neighborboods. I'm hoping to target the areas with good school districts, and ARVs around the 125K mark here in Columbus. The strategy that I'm most interested in is the BRRRR strategy currently! Just in the need of some private capital that I can put to work. What about yoursel, what strategy are you seeing works well in our market?

So we're planning on house hacking and getting into a 2 BR1BA duplex it's currently priced at 160K the property is pretty much already rehabbed other than a few minor things (which is important to the wife for our first deal) and it's just waiting for someone to move in, ARVs in the area are about 160-$175K we'd be using an FHA Loan and putting 3.5% down. Rents in the area are 750-800 for a rehabbed property. The Cash on Cash ROI is 23% because of the Low down payment cash flow would be 200/month after we moved out refinance and started managing it ourselves. I would love your opinions and suggestions maybe even what you'd offer on the property? Thanks again!
