So the thing about it is.. I've been completely up front. The agent is open to working with me as a wholesaler with no problem. But it sounds like she's asking just out of standard practice. So if I find myself in this situation again.. sounds like there's no alternative to providing POF outside of your own bank account meaning u need to have the amount legitimately (which I do in this case just didn't want to use my own account).

Also, I’m going after on market properties through agents currently only because of all this talk of changing rules & regulations for wholesalers. It sounds like cold calling, direct mail etc. is soon to become unethical resulting in fines if caught. Your opinions on this would be appreciated as well.

Can you be a real estate investor, acquire your real estate license (agent), and say for example you wanted to master the art of appraisals. Is there anything preventing someone from doing all of these skills at 1 time or another just to make sure business never slows due to market ups & downs?

I'm working with a real estate agent on a wholesale deal. I have a potential cash buyer lined up for the deal but the agent wants a POF in order to represent my offer to the seller. How would I get a proof of funds as a wholesaler?
