Investment Info:

Small multi-family (2-4 units) buy & hold investment in Phila.

Purchase price: $119,000
Cash invested: $10,000

This was my first property right out of college. Bought this 90 days after reading Rich Dad Poor Dad. We house hacked this and fixed up one side of the property and rented out the upstairs. This property has been great to us so far and we continue to have a great experience.

How did you find this deal and how did you negotiate it?

MLS and I got my Real Estate License to knock down the closing cost and get a 6% seller's assist.

How did you add value to the deal?

New kitchen and floors.

What was the outcome?

The property is now valued at $200k and still, cash flows great!

Lessons learned? Challenges?

Hire someone to do tile work. It sucks and not where you want to practice.

I agree but this MKE market is weird. I can buy similar quality property in different neighborhoods and be 3x difference in price and similar in rents. 

For example I'm looking at the Harambe neighborhood $70-90k Duplex rents 700-800. A few blocks east Riverwest $150-200k min duplexes rents for $800-950. 

I'm from the philly area originally and this is crazy to me!

Make sure you understand the condition and the need for repairs beyond the immediate future. Lending should not be an issue, you are over 50k, but you will need 20% down. My recommendation - look for quality, even if that costs a little over 100k!

So I'm in the Milwaukee market where there are a ton of properties under $100k in blue collar neighborhoods. I'm looking for lenders or advice financing deals like this with out paying crazy points. I'm early talking to banks local to me. 0-4 to be exact. IF anyone has purchased homes like this please chime in!

That is some sound advice Paul! I'll check that website out. Looking at the 203k I feel it is by far the best for cash on cash return.

I'm looking to get started investing Milwaukee with my wife buying a fixer upper multi-family. The FHA 203k loan seems like a great product for us. I'm looking for a checklist of best practices for the loan process. Anyone that can provide real insight that would be amazing. I'm looking for an agent and lender currently that has experience with 203k. Feel free to refer.
