@Josh Oaten understandable. I definitely want to step into the arena of 10+ units, but with my lack of experience and guidance it makes me extremely nervous. But I'll get there though.

@Josh Oaten i started to think about that and the numbers having to be extremely conservative to account for the taxes that @Charles Carillo mentioned...

It seems as though it would be better to always consider a decent appreciation potential that way it increases the opportunity to make money in multiple ways, and to hedge against things that make impact cash flow down the line

@Charles Carillo yes that make sense, especially considering that taxes can change mire frquently compared to other expenses

I was reading an article on the Basics of Buy and Hold and i have a question:

If cash flow is not impacted by appreciation/depreciation, does it matter what market I buy in as long as it cash flow positive?
