Can a seller sell a house with owner financing with an existing mortgage let’s say the house is worth $150,000 and they owe $80,000 on the mortgage however they will not sell it to you for less than $70,000 i.e their equity in the property. So the seller is willing to accept an owner financed offer on that $70,000 now how would you deal with existing mortgage of $80,000 because with the seller transferring the title and deed over to you wouldn’t that trigger the due on sale clause?

Lease option investing and all the stuff that is taught online about it is so slimy. Avoid going down that route. Am I too assume you're a new investor with limited to no capital to get started? If that's the case I recommend transacting deals as an agent or house hacking. Much more respectable way to get things going.

What exactly do you mean by transacting deals as an agent or house hacking? Also I have capital to get started however I am fairly new when it comes to real estate investing.
