Are there any seasoned assisted living investors who can give me some good recommendations on investing in assisted living properties? I have a property that I am looking to acquire.

I am looking for bad paper. The more direct the better

So I’m trying to help my buyer with a property he is looking to purchase and the property that is for sale is $13.9M, the seller says that the buyer must assume loan as there is Defeasance prepayment until 7/1/2021

Maturity is 7/1/2023 ; 1% pre-pay from July 2021 until Maturity.

Balance @12,31/2019 was $7,088,890

Interest rate @4.31%"

My buyer is looking to buy the property with a new loan where the loan doesn’t mature for like 4-5 years.

What are some good options?

Ok so if I’m acquiring a property and have requested for financials and have submitted NCND. Is there a certain timeline on when I should receive the financials? Or is it just a waiting game?

Hello All,

I was wondering how long does it typically take to receive financials on a Multifamily property and what does the seller or broker look for on the documents before sending their financials?

What is the Difference between a general NCND and a Formal NCND?

@Chris Quinn

Thank you Chris. Are these reports based off of single family properties?

@Jonathan Chandler

Thank youb for the information. What about for apartment renting? Do you know the average rents for students living in apartments?

Hi BP I’ve been working with a couple sellers who have commercial Development projects and been having a hard time finding investors interested in these development projects. Two are in California and another is in Florida.

Is there are specific criteria and process when it comes to buying new development properties ?

I have an investor that is looking to clear up some assets to invest in the Austin and College station market. He is mainly interested in multi family properties close to a university. I heard that Texas A&M has one of the biggest Campuses in the state.

Does anyone know the average rent for off campus students? And is there any special requirements or students renting off campus?
