The current owner should be able to provide a move in checklist that was filled out prior to the lady leasing the trailer.

I agree with Mike M.  I have 48 units all forced air and we change them every two months for our tenants. It also gives us the opportunity to do a quick check of the unit and the HWT for water leaks.

As others have mentioned, I would take a look a replacing a seal, handle or drawer if broken but will not put money into a compressor as a new fridge isn't that much more, plus you increase tenant perception when you have new appliances.

I use only black appliances as they do not discolor like white ones and they are usually the same price.  Fyi...a lot of the big box stores have memorial day appliance sales through the end of the week.

I would split the difference bu as Patrick said, at least let them know they are under market.  Keep in mind by not being at market you havent forced as much appreciation if that is something you are looking for.

I agree with the above.  I like buildium but not for 1 to 10 units.

@Evan Dixon I have all my properties in separate LLCs but they are all multifamily.  I would get a good real estate attorney on your team and they would be best to answer that question.

Its not for a lack of research.  Detroit doesn't fit my investment strategy part of which includes owning in safe neighborhoods with great schools.  Detroit doesnt really fit that profile.
