Post: Single Build to Rent Duplex

Hi Everyone, 

I have been looking at building a duplex to rent in the Houston area, but I am not sure how to start. 

I need a budgetary quote for the construction of the duplex to help me run my numbers. I probably also need to find a realtor who specializes in multifamily who can help me find a plot of land that can be used for this purpose. 

I own one rental house in Cypress, but with the current market I have not been able to find another existing single family home to buy that looks like a good investment.  Based on the fact that new construction is currently at a relatively low premium when compared to existing construction, I think this strategy might be a good option. You pay a bit more, but you get exactly what you want and don't have to worry about maintenance for a while which is obviously a savings.

I live in the Woodlands, so considering the location of my home and rental property, I'd ideally like to build this in the area of The Woodlands, Conroe, Spring, Tomball, Klein, or Cypress. 

Can anyone help me to figure out a good economical, small multifamily builder to contact, and a realtor with lots of this type of experience, or let me know if I'm on the right track with this?
