@Devin Otway speak to a handful of Realestate agents and ask them for PM referrals. I call up the PMs and have a conversation with them which is an interview. I tell them when I plan to be in town if they are willing to walk properties with me and could provide rent quotes on houses I’m looking at. The PM that adds the most value durning my search becomes apart of my team. Most PMs are open to having a phone call and providing a potential client with advice. If they aren’t willing to don’t do business with them.
@Cassidy Farnsworth I drove 5 hours from NYC to Rochester NY and only met with one agent. For the 7 houses we planned to see 4 he didn’t have the code to sand 3 were terrible. That put my Realestate investing dreams on hold. However I learned from my mistakes and in the process of closing on my 3rd deal.

@Adam Webb I would say it’s only bad if you continue to renew the leases at below market rents to bad tenants. If you have solid tenants with no desire to leave then Zero vacancy is awesome.

@Gabriel Lamb I do out of town investing here’s what I do 1. Google search the city , populatIon, employers affordable housIng projects 2. Use yelp to evaluate the number of trendy eateries 3. Talk to locals at BP meet ups 4. Consult property managers

I’m about to acquire my 3rd property, and should be in a position to buy my 4th in Q4 of this year. I’m looking for an Accountant to design a tax strategy for me and manage my income tax filings during tax season every year. I’m based in NYC.

@Shanae Williams what keeps me going is the vision I have to no longer rely on a W-2 job for my income. I’ve had deals fall through and quickly get over it and continue to analyze deals my agent sends my way. You might want to automate the analytics and have a team to send you deals that are on/ off market to reduce the time you spend searching for deals.

That’s what I’m seeing, locked in 30 year with 25% down 5.5% I have A1 credit . We are going to have to just come up with creative ways to get higher rents from our tenants.
I’m looking to acquire a Commercial deal, but I’ll need partners to complete the deal. If you have ever worked on a partnership deal what type of legal documents do you use to protect yourself and prevent a potential partner from going behind your back and putting the deal under contract without you?

If you are financing the deal they will want a pre-approval letter from the bank. If you are paying cash they will want to ensure you have the funds. Their request is common practice.

Matt Wood that’s awesome. Your post gave me great hope. I’m looking forward to walking away from my day job. I’m giving myself 3 years and I will never work another corporate job again.
