Hi Shiloh,

I am not buying a property.  I am the lender on a property that has already been bought and renovated.  Soon there will be a refinancing event wherein I will be cashed out.  My question regarding seasoning pertains to the refinancing.

Hello Lenders,

I am a private money lender.

My question is---When does the seasoning period start?  

Does seasoning start when the property is bought?  Does seasoning start when a renter moves into the property?  Are there any other events that could occur which according to a lender would constitute the start of the seasoning period?

@Steve Hiltabiddle  Steve, Awesome.  That was my impression as well.  John :-)

I am going to be lending to an investor on a single family home. There will be renovation of the home that is $82,500 worth of renovation. The Homeowners Insurance will include Builder's Risk. During this renovation period would you, as the lender, want an Actual Cash Value or Full Repair Cost policy in place?
