While I could just go and buy some cheap land (clear it, pave some roads, and set up shop) location has really hindered my search. Location is everything. If nobody lives in the area then no body will rest on my property. There could be a calculator "out-there" to determine the population density needed to make a graveyard profitable.

I have also seen several articles about local legislatures working to pass legislation requiring continued maintenance of facilities; just something to keep in mind locally.

Areas that I need to do more research into
1. How local government handles John/Jane Does.
2. How the prison system (private and public) handle dead inmates in the USA.

I must start with an apology because I do not know if this is the correct forum or even the correct site to ask about investing in lots/land for commercial graveyards.   

Has anyone on BP purchased land to invest in it as a graveyard? In the same way everyone needs a roof over their head, and a business needs an address, everyone needs a grave.
If anyone has experience with land-lording or land-holding for a cemetery would you be willing to share your experience (the good, bad and ugly)? What does your portfolio look like including a graveyard investment? What were the unexpected or unspoken challenges (financial, government, or other) that you ran into? Did you purchase an operational cemetery or buy a few acres and then develop the business?

Ari,

I'm a student at Assumption College (which is in Worcester). The work you've done is beautiful! That said, it doesn't look like any student apartments I have ever been in. I think that you could get a lot for this but it may not be the most appropriate for students. I live in a student apartment and my room is much simpler than what your work looks like. I can send you some photos if you'd like. 

I would love to talk with you more about what you are doing in the area; especially about any upcoming projects.

Welcome. While I can't make the event tonight I look forward to meeting you. I'm also new (to BiggerPockets and to investing) and I've found a million answers and come up with another million questions through listening to the BP podcasts, reading the blogs/forums, and messaging people on the site.

Hi all!

I'm Ryan. I'm entering my third year at college in Worcester, Massachusetts. I attended a few webinars and have read a lot of form posts/blog posts about the beginning of real estate investment. I'm a full time student August-May but I want to spend some time in the next two years networking and working on building my "toolbox" for my future. Aside from reading BP, listening to BP Podcasts and networking on site what else should I look into?

Hi,

Right now I'm just learning and playing with numbers. I found a large (32 unit) multi-family complex in Detroit for $815000 before closing costs, taxes, etc.

I used the analyzer on the site and one from http://www.finestexpert.com/Investment-Property/Fo... to crunch the numbers and see if I was using the tools correctly.

Note: This is only for my education. I am not about to spend $815000 on a complex in Detroit.

Does anyone think that this would be something manageable for a new investor and am I on the right track? Also, what are people's opinions on long distance investing? Is it something worth looking into if you can find multiple trustworthy property managers and can check out the property a few times per quarter?
