@Yuriy Skripnichenko Thank you for your response I couldn't find much on rights to entry glad you answered and cleared that up for me. I have an interest in 2 properties that I fairly spent the most of my life in they both vacant one is a PHA property and the other is in Foreclosure you have any experience with these type of property's ?

So many different ways to get your hands on property. So I was checking out the Sheriff's sale list in Philadelphia I see a few Pro's and Con's about going this route. Has anyone in the area purchased from sheriff sales before what did you like and dislike about the process ?

@Garrett Sowle Good Morning I currently live in the south-west Philadelphia its a lot of properties that are being rehabbed in the area so I was looking there West Philadelphia and some areas of Wynnefield.

I'm getting leads on available properties and this list has a few abandon houses listed.  Has anyone did a complete Reno on an abandon unit how did the process go for you? what was the ending finish on the unit?

@Wiley Strahan Thank you for your feed back and Yes @Aaron Poling response was very helpful I was kind of like what should I do now, but you guys have gave me a better view as to how I should handle picking an agent.

I guess I wanted to get an understanding of how a conversation goes between an agent and buyer. I reached out to an agent this morning in reference to a property that's close to my home. The unit was 6 beds 3 baths 2,576 sqft  roughly for 80k only to find out it was just put under contract which kind of confused me if it's currently under contract its still listed as for sale!  It needed about 80k in repairs due to fire damage which  probably explained the holes in the floor in the description of the property. The agent was informative and also suggested other properties in the surrounding area once I mentioned I was new to investing in rehab properties. I don't just want to jump the gun with this one agent. My question is there an limit as to how many agents you can do business with? Should I reach out to other agents before jumping and doing business with the first agents response?

@Michele thank you for the advice I'm definitely not giving up on the educating myself I 😍 reading. It was an typo it was to say a trusted private lender.  I was working and trying to create my post! I'm just excited and anxious to get out there I guess but I know I shouldnt jump on the first thing I hear and I absolutely should be focused and equipped when negotiating is in play. I've downloaded a few of the reads I'm going to get into reading tonight.

Scouting out a few potential residents I'm interested in purchasing to rehab for resale. This will be my absolute first buy any suggestions on which way is better to get the finance part in order Hard Money lenders or finding an trusted Investor?
