Could try these guys we use them for some of our rehabs in Fla. 

They fund new builds as well,

Have been pretty easy to work with, and close loans in under two weeks at reasonable rates, around 8-9% 1-2 points. 

We use them as backup when we run short of private money. Been very happy with them.

I would be getting breakdown of costs by category, then ask for a schedule of when he expects to complete each one. 

You could pay him up front for items he plans to finish week one, have someone walk through and check for completion, or zoom or similar them verification, wire the funds, then do another draw for next .

Need some kind of system set up so you are both comfortable and nobody gets screwed. 

There's cause for concern in both for both parties, but I would NEVER give 50% up front to a guy I found on craigs list.

Is there an area of need or concern that you have.

Be easier the share useful information if there are areas of concern concern or specifics you wanted to know about.

  We run three rehab crews and feed deals and help 6 other full time flippers, guys doing 5-6 deals  a year. 

Some guys need subs, some money, some specific construction knowledge, some project management, some deal finding. 

Couple general comments, know your sell price, most important item, if you estimate that too high,  messes up your bottom line no matter how efficient and cost effective you run your project.


Create a solid budget, get quotes where needed. If you don't know where prices should be.  Get 3 quotes. Gives you a good idea.

Design it well and do quality work to get top dollar. Ask your agent to send you numerous other flips, see what the ones getting top dollar are doing. Follow proven winners. Careful with using mish mash of pinterest ideas that don't flow.

We put two houses on market last weekend, Friday, by Sunday night we had 17 showings,  three offers. 

We had listed it 20k above original plans, pushing top of the market,  above any similar in neighborhood. 

Sold for 6k above list.

Second listing we have seven showings,  no offers yet.

Previous weekend our affiliates put three on the market, all sold at or above list. Two with multiple offers. 

Hasnt affected our sales. But half of our subs and affiliates  arent working. Ohio  title companies and agents still working with interesting protocols.

Closed on a couple today. 

Title company doors locked. Half staff. Pens in plastic porotective sleeves etc. 

Interesting times.

We buy materials, pay 400.00 for labor to installed tile surround on a tub, tub to ceilings with accent band. 

Same for shower if we do fiberglass base.

If installing tile base, depends a lot on the complexity, can easily add another 5+ 

Most of the good guys are charging 700 in our areas for this, but will do these on the side. 

If its a two day project and 500 per per day, that's 1,000.

There are a lot of variable, if contractor has to meet with you couple times to review design plan, pick up materials etc... 2500 may be reasonable. 

Our guys come in materisls are there and they ready to roll.

Pretty much anything thats a good deal, residential.

We are mostly buy fix sell and wholesale to affilliate rehabbers. Stark, Summit, Portage, Medina counties anything that we can make money rehabbing. 


Focusing on single family good schools, resale 150-300 mostly. 

Doing some strategic rentals when we find sweet deals.

As mentioned previously, your building materials places. Lowes if you hang out at the pro desk of lowes and home depot when they open in the morning introduce yourself to some of the contractors let them know what you are looking for. 

Other one is building material supply houses, most pros get their most of there materials there.

I we rehabbed a few properties in fla this year where we brought core group of guys down from Ohio, and subbed out some of the work. Wed rent an Airbnb for a few weeks with multiple bedrooms and put three four guys in one place about 100 bucks a night. 


We also found some of the subs on Thumback.com couple on Craig's list, that one is a crapshoot, but found a couple good ones there.

Once you find a few good subs, they tend to know other people who do similar price and quality work. I always ask, referrals then to be the best.

We recently used them to fund three deals in the last month, first deals with them. We  have three more in the works.

They funded two deals in Ohio for us and one in Fla in under 14 days. Testing them out see how it goes, but initial experience has been very good. Multiple FTF people involved in the process, found all of them highly responsive to getting the deals closed on time.

For that kind of money, l would learn from the critique, and ignore the others.
