There is way too much info on Lease Options. I live in Florida and I believe there are many opportunities in Lease Options, but so much mis-information. Without spending thousands for Guru info, where can I find this knowledge.

If you say BP then you're correct, but there are hundreds of results and I want one place to go with contract examples.

Please help. Too much information out there.

I've notice that there are wholesalers that throw away leads that they convert to a lease option deal. I am currently learning the wholesaling business, but I would like to know if there is a go-to place on Bigger Pockets that can guide me into the lease option business. Whether I'm wholesaling a lease option or hold a sandwich position I'd like some clarity and maybe a contract or two to use in the state of Florida. Lease options do appeal to me and it seems like less marketing to find them.

The issue with searching BiggerPockets is that there is too much information and frankly I'm guru'd out. No more gurus. I'm in Tom Krol's class and I love it. Learning a lot, but it's a pretty penny I'm paying for his knowledge.

No, I'm not scared, but I do need a plan and possibly a coach or partner.

Below is what I have to begin:

1.) $4500 to put into my business.
2.) Fair Credit (640) with a BK two years ago
3.) Great Paying Job, but can't answer my phone from 6:00 am to 2:30 pm.

With all that said, there are so much advice on marketing strategies that my head is spinning. I don't have much money and my time is a little limited because of my work. 

What I really need is a successful wholesaler to coach me in the beginning, but I don't want to pay thousands.
Can someone offer up someone who can work with me who is doing wholesale now? Maybe I can pay someone by the hour. I just need someone in the beginning and I have to be mindful of my funds. 

There is one guy in my down of Pensacola. He's a pilot and he's killing it. I want Pensacola to know that there is another serious investor in town.

@Robert A - Completely agree and thank you. It's a little discouraging when most of these replies are "clean up your credit". Well duh, I know this and I'm doing this. 

I want to know given my criteria what I can do now

It's easy for people with good credit and experience to give the easy answer, but please be in my shoes for a second. Not all of us have a parent that can help us out, not all of us have ready funds. Not all of us have the credit to get a 3% down FHA loan. I do have a few things going my way. My income and desire to succeed. I was just hoping for answers that can help me now while I'm repairing my credit.

@Matt Bacenet. Thank you. Your answer was thoughtful. When I divorced, I had to BK because I could not afford the 2300 a month mortgage payment. It's not that I'm reckless with credit. It's just divorce caused a bunch of headaches with my house.

Time to network with others.
