Hello all! So i have been going back and forth back and forth with deciding on getting my real estate license and for me its a huge jump. I wanted to know if any Realtors have any advice on how they transitioned from full time employee to full time agent. I was thinking about transitioning to an evening shift full time job so i could do real estate during the day and work my full time later. Or have any agents worked a full time during the day and have tried to make it work around their schedule because right now i have a rotating shift. Thanks

So when buying property using a hard money lender, while doing the rehab portion of the BRRRR method you obviously have holding costs that you have to pay while in the rehabbing portion. My question is how do you cover those holding costs? Is that something you would have to pay out of your own pocket (since there will be no tenant in there yet) or is it better to try to request a little more from a Hard money lender to cover the holding cost for the 6 month or so until you can get a tenant inside?

I’m trying to start with not much money saved up and already paying my own bills ,like everyone else, so I’m just trying to factor in how i would go about paying the holding costs for the first few months on top of my everyday bills working my 9 to 5?

So still a newbie here trying to learn most of the basics before getting my first property. When trying to refi to get an ARV from an appraiser (4th step of BRRRR method) how do you have the home appraised with tenants inside? Do you ask them to not be home on a certain day? Any advice?

When Trying to refinance a house, using the 3rd Step of the BRRRR method, if the home appraises for lower ARV than expected after the rehab and seasoning period can you go through a different lender and get a second appraisers opinion to possibly get a higher ARV? Or do you have to stick with the first appraisers value?
