Hi! My dad has a house in the Philippines and I believe it has multiple properties on the land, each property owned by each of his siblings so he has one house on the land.

I understand the rules are different per country, but do you know how I can put my name under the deed or what document I should use and notarize stating that he will transfer name after death?

He is not in a good health condition right now so I want to make sure I do this right if anyone can offer tips or where I should ask for help.

Hi, I want to house hack out of state with an FHA loan however, I currently live in California and the FHA loan would require me to live on the property for one year as well as show proof of income. This would require me to leave my job and find one in the city I am house hacking.

My question is, how do people use an FHA for an out of state investment. Do they find a job there first before doing an FHA loan? Should I scratch all this and just do a conventional loan while living in California and invest out of state?

@JD Martin I understand! We been together since high school that's why the 7 years but do plan to marry within a year or 2! It seems it is best I house hack on an FHA myself and leave her out of it until we are married and can invest together

Hi! My girlfriend and I want to dip our toes into investing and was looking out of state.

I was wondering if we would be able to get an FHA loan as a joint tenancy while unmarried. I read that they would allow if we both live in the property for a year together we wouldn't have problems but if only one person occupies in the home we would pay 25% of the loan (which wouldn't make sense to do an FHA).

If that is true, would it be possible to have me do an FHA loan myself, live there for a year, once I move out I add my girlfriend to the property as a joint?

I want to add my girlfriend to the property because she can provide me the other half of the capital I need to invest. We have been together for 7 years now as well.
