Hi, Does Resman software do listings, marketing, tenant application background checks, maintenance, rent payments, tenant application document? We are looking at small multifamily and heard buy your own software license to keep costs low (instead of paying the property management fee which is expensive for the unit volume we are considering). Any other property management software recommendations on what to use for smaller multifamily

Hi, Quick question on investing in motels. Does cost segregation and double depreciation apply to motel investing as well? I know for multifamily a general rule of thumb is roughly 35% of the purchase price can be depreciated. How is it in motel business? Does it make sense to do cost segregation study on a 32 unit motel? TIA

Hello – Need help understanding 1031 exchange rules. I have a $$$ passive investment in multi family property. The sponsor team is selling the property and have identified another property for a 1031 exchange. I invested last March and will be liable for capital gains tax. To do 1031 exchange, Can I find any other property or do I have to do with the property identified by the sponsor LLC? I'm not too excited about the property they're offering and hence trying to understand if I can pull the money out and find another passive investment on my own within the 6-month timeframe to do the 1031 exchange

Hi Folks, Looking for advise. I qualify as real estate professional. We have K1 loss from passive investment from last year. Can we offset my spouse's W2 income using the K1 PASSIVE loss? TIA

I will be talking to the apartment leasing agent later today. Wanted to seek advise here to see what is allowed legally vs. can be negotiated. Appreciate your advise.

Hi, We are living in an apartment in high rise building in midtown Atlanta. The lease ends in November. Due to Covid, we are considering moving to a house rather than the community living since we have 2 very young kids. Can anyone advise if there are exemptions under Covid that will help us terminate the lease early without penalties. Another issue is I have lost my job. Any advise is appreciated.
