Thanks Michael. Only 1k to tie it up while we do our due diligence. The as is value is around 100k and the comps for the solds in the last 6 months are at 135k.

won HUD bid at $79,100

-zestimate :153k

-cma: 135k

- tax value: 144k

Estimated repairs: 20k to 40k don't beat me up on the estimate. New at this and no contractor estimate yet.

Flip or wholesale? And wholesale at what price? Thanks for the help.

I have a few dollars saved. Bank preapproval in hand. Direct mail quotes with campaign budget. Realtor on deck. I have listened to countless podcasts and YouTube videos. Read tons of articles and I even have years of real estate sales experience under my belt yet here I sit. On the side line waiting to get in the game. I am looking for that killer flip deal but I'm not finding these 70% deals that everyone is talking about. What am I missing???

Hello All, Need some help,

so I see that click2mail is one of the recommended sites for yellow letters. I'm ready to start my first meal in campaign. I'm not seeing a yellow letter template on click to mail.how do I create a template with the yellow notepad stationery?
