Thanks @Bill S. that's a really good synopsis and opinion on it. I will continue to look in the Denver area but will look for more meat in the deal to support the extra headaches that comes with the process.

@Dulce Davis I just checked they have an Android version. I've had this app for a while and it's legit.

Quote from @Theresa Harris:

The city has to have a way of contacting the owner unless the owner isn't paying their property taxes.  I agree with Bruce.

For the PM, if you know the company, call them and say you want to look at one of their rentals and ask them to call you. Don't say anything else in the message.

Theresa.....you have the best ideas. That's just sneaky!
❤️❤️❤️I need to use another phone too, they probably are keeping an eye out for the number i used😁

You don't need a burner phone. If you have an iphone you can download a free app called "talkatone" gives you a free number. It has ads but it's free. And great for those things you don't want to give your real number to.

Thanks @Scott Trench that's a good point. I certainly won't vote for those politicians, just being a bit cautious as my brother ran into a similar issue and it took his property manager 5 months to get the non paying tenant out.

I keep seeing posts about HB 24-1098 which severely restricts a landlords ability to evict non paying tenants or restricting folks on rental assistance from the government.

Are you all still investing in Colorado long term rentals?
