@James Dickens I am just getting into multi-family do you have any recommendations on educating myself?

@Adam Widder I recently made a spreadsheet to start analyzing deals. Would you mind looking at it to make sure it has all the components I need?

I am currently practicing analyzing deals but something that always stumps me is determining what need rehabilitation and how much it's going to cost. A lot of the videos I watch people know right away because of there experience. Is there a way I can learn about rehabilitation?

I just started learning about real estate and am hoping to invest when I turn 18! Read a lot to start off start with non- real estate books like rich dad poor dad and the richest man in Babylon so you could understand the principles. Then read the biggest guide to real estate investing by BiggerPockets. It does a pretty good job of covering everything real estate in 53 pages so I would dive into that. It will for sure help you choose your niche depending on your financial situation and what you like/ how much work you want to put in and overall that you want out of real estate. Once you get that set you should start networking at you local real estate investing meetups which will be mentioned in the book. It will help your learning curve and you might also gain future partners/mentors. Do something every day that will improve your understanding of  Real estate investing whether going to meetups, Analyzing deals, reading, or being active in the forums. The amount of work you put in is directly correlated to the speed and quality of your results! Good Luck man. Let me know if you need any more advice!

I am currently 16 and I've been learning a lot about real estate. I've decided I would like to focus on multi-family properties simply because I don't want to pay rent when I go to college so my plan is to live in a unit. I 've been analyzing several deals lately, however, it would help to have some experience in helping someone or shadowing someone who's buying a property. I am fully willing to look for deals or help fix things as long as I am learning any recommendations on where to look?
