I use Focusmate to co-work with others online.  Its a platform that creates the vibe of working in a cafe or library.  And this helps make admin tasks more palatable.

I have also started working with a virtual assistant to body-double me.  I sometimes delegate tasks to her.  I don't delegate bookkeeping for security reasons.

I finally realized that at this time in my life, it is much better for me to pay a bookkeeper.  I used to just download my activity into an Excel spreadsheet.  But I would be missing items necessary for taxes, etc.

I know many who do not have a social security number and they are not undocumented.

You do a background check on everyone and anyone.

Every american is assigned a SSN at birth. I know of no reason why anyone who is here legally would not have a social security number. I hope you can make me smarter in this regard.
this is not correct -- a person, or parents of a minor, have to apply for the Soc Security card number.  The government does not assign anything at birth.

in Calif its legal.  but not in all cities.   it is legal in LA.  But I heard it is not in San Jose, Santa Monica.  I don't know about others.  you need to contact your local city/county's housing dept.

Quote from @Bill B.:

How were they evicted 4 years ago making $7,000/mo?  Sure sounds like bad life choices.

They should have $100,000 in saved rent piled up in a savings account, I’d suggest they buy a property if they really think they have their life back together.

Yes, Bill. Good suggestion for this applicant. The applicant is a veteran and can get VA-loans for housing. Example: a condo in Henderson, NV?

I read from AOA it is legal in Calif (but NOT in Santa Monica & San Jose.)   But it is legal only if it is in the lease that the tenant pays for water.  my NEWER leases state that tenant pays for water. ( suppose there might be a legal way to change the terms for older tenants.  But you need to ask a lawyer.)
I recently put w/d in the individual units, so I politely explain to tenants that this is amenity that and does not bring me profit and in fact costs me a lot.  I could only afford to do this if tenants pay for the water.  they accept this.

I would consider some kind of financial incentive.  Maybe the pay current tenant can do a Video-call tour for prospects when they come to the property to meet you.  then get a mutually convenient schedule established.   Set up a tablet or laptop.

Even you paid $20 a tour and have 20 prospects,I think its worth the $400.

Post: RadPad problems -- anyone know how to fix?

I posted my vacancy in RadPad.

1)  when I do a search as a tenant by zip code, RadPad brings up listing that are even close to my zip code and I don't see mine.

2)  prospects have said the listing shows the location incorrectly on the map

3)  when doing a search, why can't I scroll and view all results?

Are there some kind of esoteric techniques for using RadPad?
