Hi All,

I am a new landlord and need some advice.  I sent a rental increase in a non-rent controlled area via Certified Mail 35 days before the increase is to take effect (30 days + 5 days for mail).  I also posted, open faced, the notice of the rental increase on their front door.

Question:  the certified mail still hasn't arrived, and it has been 12 days since I mailed it, and now 6 days late for the mailed notice.  Do the tenants still have sufficient notice, given that the notice was posted on their door, and I can see it was taken down?

Thank you - uhg, I hate to do it that way. I appreciate your advice though. 

I am raising my rent for the first time, and learned I can mail it but I have to also "Post" it.  How do I post in an expensive/nice neighborhood?  It seems very tacky to just tape a letter to a door.  Or do I put it in an envelope and tape to the door? What is the actual way to do it in a nice neighborhood? 

Here in the Santa Monica area, so far so good.  I have lots of bookings through summer 2023.  I agree with the general consensus that location seems to matter most.
