Hello, 

We sell modular homes in Vermont, but are too far from Stowe to assist you directly.  If you go to the Vermont Manufactured Housing Association website, vtmha.org, and look at the member directory, I'm sure there is someone there that can sell you a beautiful modular home.  They are as someone else wrote above "a no brainer."  Inventory is low in our area too in central Vermont.  Feel free to PM me if you need help finding more information.  We have been selling modular homes in Vermont for decades, with many many happy homeowners.

I would offer a higher interest rate with a lower down payment.   Looks very promising, be sure his numbers are real, get the deal done and refinance in the next couple of years to a lower rate.   The ways to get this deal done are infinite if the seller is willing to carry.  What are his motivations to sell? That may help you figure out what he will be happy with at the end of the day.  Good luck!

Private Money needed to purchase and refresh a motel property...Looking for maybe a 3 year term, then I will refinance after cash flow is increased. Financials available on NOI, etc from current owner. Need 600k total for purchase and the mini facelift to make this happen. Thanks in advance.

Looking to refinance 2 very stable, 100% occupied mobile home parks in Vermont.  Looking to cash out some equity, and refinance to a new 20 year term loan.  

Alternately, a line of credit in the short term for some inventory purchases is needed while the rest of the refinance occurs.
