Thanks for your authenticity!  I have found for myself that like you, I know what action to take to help me get out of a funk.  The challenge is where and how to find the motivation needed to get the ball rolling.

What I have found to work for me:

a) take it easy on myself, big changes in life roles, big changes in identity TAKE TIME, it is okay to be in transition

b) experiment with changing up the daily routine,

c) schedule 10 to 20 minutes of quiet reflection at the beginning of the day and 5 to 10 minutes before bed to ask myself, "how's it working for me? where can I add value to other people's life?"

d) and immediately follow up with action, slowly tackle an old project or hobby,

e) spend a few minutes each day connecting with people face to face with a common interest OR find someone to MENTOR

f) remember that interest from long ago I had to put aside for work or family and find someone to MENTOR me

g) remember it isn't going to be ONE BIG THING that puts me back on even keel, it is going to be a combination of hundreds of little actions accumulating over days, weeks and months

I hope this helps some.  I think you already KNOW everything I've listed here.  Just suit up and show up.

AND if you want to invest in Central Florida Tampa/Orlando vicinity and Knoxville, TN.

You said "operate out of" and some investors do this long distance.

Welcome John, Like you, I have much to learn and am excited about getting started here!

Greetings All!  I am taking some time to transition from Florida to Knoxville, TN.  Wanting to wholesale parcels, single/multi-family and commercial properties.  Just starting out, again, since I just flipped a couple of small deals in Lakeland, Florida a few years ago.

Passionate about both, distressed RE property and Online Mediation, eager to see where blending the two can lead me in this next chapter in my life.

I'm hoping to raise awareness about the benefits of mediation across the board.

The contrast of resolving "disputes" through legal channels is like being forced into a boxing match with promoters, coaches, judges, and an audience placing bets.  Even the 'winner' comes out bloody, battered and bruised -  While mediation is like a moving the decisions to a private dance lesson, where people choose their own steps, moves, timing and outcomes. 

I will be in Knoxville, week of January 12 to learn about the City, attend the Tax Deed Auction, network with wholesalers, folks doing rehabs and other professionals in that industry.

Hopefully, my time will be evenly divided between my two passions, seeing vacant or distressed buildings rejuvenated  and empowering people to choose sustainable solutions to pressing matters in a safe, affordable and private venue.
