@Josh Miller You ought to write a book and go on speaking circuits. Seriously, you could help A LOT of people! I'm a journalist/author and know a good story when I see one. I REALLY enjoyed reading yours--keep up the great work!

Hi Patrick, I'm a marketing copywriter and would suggest leaving off the last three sentences, only addressing those particular concerns on a case-by-case basis. People love their animals, so instead of treating their furbies as liabilities, I would say "pets welcome on a case by case basis with deposit" or something of that nature. Perhaps you can also say in the ad that referrals for lawn mowing and shoveling services will be provided upon acceptance of application. That way, they can considering hiring out instead of doing the work themselves. These might soften some of the restrictions as currently listed. :)

First of all let me say it might be time to get a new CPA. We live in Atlanta but have a super guy in NYC who does all our taxes and who would probably answer all your questions for free. Hey all, here's a clarification. When I say "specs" I'm referring to specifications: i.e., square footage, age of home, comps in neighborhood, etc. Since I've never financed through a private lender, I just need to know what sort of information they need to know about the potential investment.

I'm just starting out in the fix and flip arena and would like to know what sort of specs a potential lender will need on a home before funding. TIA!
