Hi Solomon - I wish I started at a young age in real estate like you! My tips for RI are to understand the local market. Even though this is a small state each town has a unique set of virtues and risks! I started out with a desire to invest in high value-add properties in the best RI locations to buy and hold. This has paid off in equity but most importantly, if there is a real estate downturn, I should have the desired rental that won’t be unoccupied. A desired location also produces maximum nightly Airbnb rates. My focus towns and the locations within those towns that are evaluated all have a proximity to natural resources  that can be advertised, such as beach, bike path, hiking trail, etc as well as nearby coffee shops or pubs. When I find that desired location I spend a lot of time visiting the town and properties sold /for sale/for rent to get a feel for the amenities, risks and demographics.   I agree with Anthony’s recommendations on Bigger Pockets resources. Working on a rehab to the studs if a 2 family in a high end tourist destination. The current heating system is natural gas with old cast iron hydronic radiators.  I can easily add ducts since the ceilings and walls have been removed. Looking for feedback on replacing the current single unit furnace with 2 systems that will appeal to higher end renters.

Purchased a single family 2.5 story in a desireable historical district close to a downtown waterfront community.  It will be a conversion to a 2 family for a long term buy and hold. The demographic is professional couples, military couples, or students. Please advise on whether it would make sense to add an extension to the house to provide a second bdr to the first floor unit (700 sq ft extended to 900 sq ft) at cost of 25 to 30k. The upper apt. Will have a second bdr in the loft.

Hi Frank,

I just purchased my first buy and hold in RI and getting ready for the rehab process.  Read lots of books, especially those available from this site. There is much real world experience to learn from that could save you from alot of headaches and spinning wheels. I am new to the real estate investment market too and spending lots of hours learning. Good luck!
