Be clear with anyone you talk to it is her primary residence.  Insurance you check with,  but mortgage company probably doesn't matter.

 It is a site that trades pet / house sitting for free housing. I have a relative who works remotely, and he moves to different locations throughout the US and pet-sits for people who are traveling. He uses it to defray costs while experiencing new areas.

There are several folks listed on that site that should be able to advise.

I will say that she will essentially need to clear out all her personal and important things. All her clothes, special pics, knick-knacks, etc. She wouldn't want them getting lifted or damaged.

Probably need to move out all her food and various other things like extra cleaning supplies etc.

She will need a specialized insurance policy for short term rentals. Pretty easy to get. Make sure it covers the same things when she is in residence.

I guess the bottom line is to see if the juice is worth the squeeze here. Is she gone for 3 months at a time and then home for 2 weeks, then gone 2 months? That might make it worth it.

If she is gone a week, back for 3, gone 10 days, back for a month, I don't think it would be worth it IMHO.


 Thank you for that link.  I'll send that link to her for her research.  Good points to consider if it's worth it also.

My daughter travels with work.  She is thinking of renting out her house for short term rental while she's gone to make up for some of the costs of being gone (she has some special need dogs that cost more to board). The city of Logan has information for short term rentals and require a business license and having a few other things, but all of the language sounds like if it is not her primary residence.  We haven't gotten into the world of short term rentals yet, so I'm at a loss at what is allowed, what isn't, where to look - she is going to check with her mortgage and insurance. But other than that - where do we find information with this?

We are going to Incline Village this weekend for a wedding in the family.  I booked a place for 5 adults and 1 child (16 y/o) plus 2 dogs a couple months ago because of it being the holiday weekend.  It was a total of 565.57 +150 for pets.  I just got a message tonight that they were having an electrician install a thermostat and they didn't finish the job so there are exposed wires and have to cancel.  I am finding a couple things but the cheapest is double that price.  I figured since I was part of BP I would try my luck and see if anyone here has something for this Friday and Saturday nights.

We have completed a 1031 exchange. It is in my husband's name as the property that we sold was just in his name. This is our first time managing property ourself as it is in our hometown of Payson, AZ. We were wanting to start a LLC. I have tried 4 or 5 different attorney offices to get legal advice on if/when we can deed the 1031 property to the LLC and also how to start up the LLC but every single one has either changed their direction or they do not have time on their calendar for this. I understand any advice from anyone on here is not legal advice, but has anyone been through this situation and what do you know about it. I have read and heard several things about making sure I get the correct type of LLC and that doing it myself in AZ can leave some gaps open for future complications. Just trying to figure out which direction to go with this. Thank you all for your help and direction

Thank you Ken for those thoughts. 

We're just in Payson, but not stationed at the airport.  Finally living civilian life in a small mountain town. 

Our VA is actually at max capacity between our house we're trying to sell in Alaska and the one we bought for ourselves here in Payson. But I will keep that in mind when we sell the AK property and start looking on how much we actually want to keep buying.

We are using a QI, thank you for making sure. We are leaning toward a LTR for this 1031 exchange.  Once we get a feel for things up here we may venture into STL or MTL's also.  But you are correct - there are not many LTR's.  Inventory is a big problem up here.
