Have you considered joining a local real estate investors association like Baltimore REIA or MAREIA? They have lots of free resources and networking events that might help you get connected to potential partners and mentors.

I don't know exactly what kind of financing you are looking for but you might want to consider a private real estate lender rather than a traditional bank. By making business loans on residential property based on the value of the asset—not income—this type of financing can be a lot more flexible.

    Depending on the numbers such as your LTV and LTC, it may make good sense to refinance your current hard money loan to one with a lower rate.

    To answer your question @Account Closed Maryland definitely does allow wholesaling. Generally, an attorney is not required but may be helpful. Many of our clients use wholesalers to locate their investment properties. We have lots of resources on our website that you might find useful. Feel free to DM me for specific advice.

    Good point, Steven Huynh. It makes sense to use a property manager with experience managing this unique tenant pool.
