Hi Steven,

Realtor here in Sacramento and from what I've been seeing and the calls I'm getting, rents are on the rise.  I met with a client yesterday who is paying 1400. for a 2/1 in West Sac (not the best of areas) without Central heat and air.  With how hot it gets here, that's a little crazy.  I have clients looking for rentals in East Sac right now, willing to pay 3,000. a month and we've not been able to find anything available.  Hope that helps a little

Hey Steven,

Sacramento is pretty unusual.  Areas vary almost by street.  Land Park and East Sac are solid neighborhoods, unfortunately they are priced pretty high (per sq. ft.) since they've well established.  Land Park is a beautiful area.  95864 is another pretty solid area, you have the McMansions, Garden of the Gods, but then these is another area that you have to be very careful of in that zipcode.  If you want more info and/or available properties in those or some other areas, let me know.

I'm a real estate agent and I live in Sacramento.  I have done 2 investments, one a condo and the other a sfr.  Both sold after 1 day with multiple offers.  Location is super important.  There are a couple of zip codes that really hold their value.

Hi Cody,  I've done  couple of flipping deals.  One was a condo in 2014 and a single family home in 2015.  What about you, what kind of investing or real estate are you interested in or have participated in?

Thanks much for the advice.  I agree this site is a wealth of knowledge.  I plan on learning as much as possible here.

Sacramento is a great place to live and invest in right now.  With the new arena opening this year, things are going gangbusters!  Let me know if I can help you with your investment or if you're looking to meet up with some of the Sacramento investors.  I met with one this morning who is looking for more rental property!

Hi Zac, my past client works for Code Enforcement and deals with this situation often.  So you can call Code Enforcement in your city and they should be able to take care of it for you.
