As a real estate agent working with investors, clients are always looking for GOOD property management. We were talking about this a couple of day ago with an STR group I belong to with members all over the country. Good STR management is hard to find. So, agents in your area are a great idea. Maybe start an STR meetup? Include agents and STR owners?

I actually have a couple of units in Galveston ( I self manage), but know that it is needed.  We should connect and see how we can help each other!

Here on the Oregon Coast the STR management fees can be 30-35%. We are working to get that to 25%, which seems to be more in line with other vacation areas.

Whether you manage your own, or go the management route, ultimately depends on how much time you have to spend on each property and is it the best use of your time, especially long distance. STR's do take more work, especially here as the properties are older and need regular maintenance. The right management company can actually help you make more money and stay booked longer, as well as give you back your time.

Hey John,  I am understanding that there is a similar 1031 Oregon 4% tax to that of California that was mentioned by Dave Foster that you might check into?  I own property in Oregon and will check into it also and posted what I find out when I do.

I live on the Oregon Coast in Rockaway Beach.  I love it here, but it's a tight community that generally shies away from tourists and newcomers.  I have become friends with of a couple of "influencers" - people that have been here for a long time and know a lot of people.  They have introduced me to their friends and then they introduce me to their circle and so on.  I enjoy meeting new people and love hearing their stories, so this is working really well.  

Also volunteering for community projects is fun and a great way to meet locals.
