I’m about to go live Tuesday with 2 vacation rentals via EVOLVE utilizing platforms like AirBnb. I interviewed the local property manager who is just starting to think about marketing her clients on AirBnb-way behind. She’s also on the City Council. She wants 35% for her services....... I told her although I like her local knowledge I can’t afford her fee and am going another direction. Today my housekeeper told me the city is shutting down 7 AirBnb’s, threatening fines. I know one of these is located in a commercially zoned building on the Main Street. My properties were vacation rental cabins previously but they marketed (unsuccessfully) only on their local website. How do I handle this? I have just bought 3 vacation rentals - zoned for it but never marketed properly...... it would be catastrophe for me if the local powers outlaw AirBnb and other national marketing services.

@Jon Crosby are you still using EVOLVE. I work and travel ALL the time and think I’ll try them —- I have a reliable housekeeper, just need to consolidate the rest.

Anyone used EVOLVE? I’m leaning towards using them in combo with a good housekeeper for vacation rentals-anyone jump in if you’ve used them for bookings-positive and negative feedback much appreciated. Local companies are charging 40 to 50% fees and aren’t optimizing various platforms ie. VRBO/AirBnb —— need some feedback if you have used EVOLVE only, thanks!

@José Dominguez thank you so much! I spent nine hours today interviewing cleaners and managers and am so far most impressed with the one hour I spent talking to an EVOLVE representative over the phone. Also, the cleaner I liked the best works with EVOLVE. seriously considering them

@Gary Dawson they are on top of my list after interviewing two other pm’s that take 40%! Do you have personal experience with EVOLVE? If so can you share info please.

Does anyone have experience with EVOLVE marketing? I’m looking at their platform and wondering if the 10% fee is worth it-will it move my properties up the ladder of vacation rental search engines?

I’m comparing property management and marketing platforms I’m leaning towards EVOLVE due to lower percentage fees and a very good hour long conversation with a representative, as well as a local reference. Does anyone have experience with EVOLVE, either positive or negative?
