Hi everyone,
This may sound like a stupid question but I'm a little confused between lease option, lease purchase, and subject to. Doesn't the existing financing stay in place for all three?

Can subject to be done in WA state with distressed homeowners. If not, it's unfortunate because in many cases their only other option is to be foreclosed on. I'm having a hard time getting answers on how this can be done.

I would love to know if there are any loopholes to do this . Wa state has very strict laws when it comes to buying distressed property. It's a shame really because with the government rules and regulations homeowners are being foreclosed on. Our hands are tied ...we can't help them.
Any suggestions anyone?

Can anyone tell me how I can do a subject to with a distressed homeowner. They are more than willing to let me assume their mortgage because their only other option is to be foreclosed on. I would like to be able to help these folks out and make some money. It's a win win for both of us. Help !
