Quote from @Jamie O'Connell:

So from my experience in Upstate NY with section 8 as long as it has an over head light, atleast one window that stays up on its own, electrical outlets, heating and smoke alarm and has a door that closes it off it is considered a room.

However, I dont know what it takes for the city to consider. that would prob include the appraiser and such which is only a biggie if you need to reappraise or sell. If you plan on holding its no big (atleast here).

I have turned multiple units I own into bigger bedroom counts by using a secondary living room.

Again every place is different but thats from my experience!

Thanks so much! Reading the documents for THA (Tampa Housing Authority) it looks like I'm overthinking the situation. I do plan on holding it so not going to get the Appraiser involved.

Hey all,

I have a house in Brandon/Tampa (Hillsborough County) and have been doing STR for about a year - and it's been a pain, especially with the last guests that trashed my place. I want to rent it out through section 8 and know I have enough space to turn my dining room into another bedroom (house is 2k sq ft).

When they come to inspect it, will they note there are 4 bedrooms?

Do I need to contact the county appraiser or whoever after?

Does this raise taxes?

Should I see if my septic can handle it?

I'm new to this and would appreciate any insight/advice.
