Hello,

I have a 142-unit property under PSA in Norman OK. Our team has been working to raise capital for the deal. It has been difficult finding pref equity. I am reaching out to the BP community to see if there is anyone who has a connection to an equity source. 

The property is located 2.5 miles from the campus of Oklahoma University in Norman, OK. It’s a $10.65M purchase with an assumable Freddie SBL at 3.06%. Equity need is $5.5M.

Would you happen to know of any sort of sources or potential partners? Appreciate any help here.

Rakesh,

 I am so sorry that you got scammed too. I had the same thing happen to me. Once I paid for the appraisal and the Phase 1, they completely ghosted me. I did ask for a refund which I was told they would do, but then of course it never materialized. I wasn't expecting that they would, but thought it was worth a shot to ask. The person I was "working" with went by the name of Chris Nguyen.

Hello,

I am looking for some thoughts/help on what to do with an ugly rock wall. I am planning to flip this house, but trying to figure out what others would do with a similar wall. Painting it doesn't seem like a good option. This is not a style that you find in homes in our market so I don't want to keep it, but it seems like a pain to tear out and replace. If anyone has run into a similar situation, I would love to hear what you did and how much it cost.

Hello,

I am new to real estate investing. I have decided that my strategy to start out is flipping houses. I live in Davis County Utah and was wondering if there are any BP members who know of investor friendly real estate agents in this area that I could work with to start identifying potential properties. @Don Konipol, to answer your question, I am interested in starting a real estate related business...buying property for the rental income, tax benefits, etc. I really appreciate your advice and taking time to respond to my post. Very much appreciated.

For anyone else reading this thread, I should probably clarify my original post. I am not looking to leave my current job right away and start into real estate full-time. I apologize that I wasn't clear in my original post. Some day I would like to do this full-time, but that is not reality right now. I really appreciate everyone's comments. In a general sense, I was wondering for those that have transitioned to doing real estate investing full-time, is there a "blueprint" you followed or did you just deal with things gradually as they came up as you acquired more properties, etc?
