On a 75 unit property, where the gross rental income is about 41k/mo, what cap rate would most investors be looking to make on a multi-family property such as this?

The other 80% would come from a hard money loan that i would secure.

so theoretical, if I got a mortgage on a property to fix and flip, had an investor who wants in. He is willing to to give the 20% down and rehab costs. When we sell what's a fair compensation to him from profits or % on his investment?

I actually got in the business in 2008. This was right after the crash, as things were crashing quick. But it was the only market I knew so I did what I needed to do for the family. I didnt sell anything but foreclosures for over two years when short sales got hot.

As an agent is say earnest money is always negotiable. As an agent if I was representing the seller I'd have my clients think twice about taking a home off the market with no earnest. 1% is what I'd be looking for for my client
I've done 5 today alone. Got me fired up
